I've put some land on leboncoin recently and have had lots of enquiries - some even asking if we have a house to sell nearby! Shame we haven't finished decorating (and tidying) the house yet but when we do, it'll definitely be going on leboncoin!

Leboncoin was a good idea - completed all of their information - until the last section - when it refused to accept a UK phone number (even a mobile)
Can anyone advise if this is still the case - or if I have any alternative?
Many thanks, Phylis

Just a comment on leboncoin and other similar sites, offering a mix of property ads by both private vendors and 'professionals'.

I am in the process of selling my apartment and searching for another in Perpignan - no lack of choice there. However, while I am the first to admit that you cannot judge the value of a property just in terms of 'number of square metres x average price per m² = fair price' , I find that what appear to be similar types of property are invariably priced higher by private sellers than those offered through agencies.........even including their notional commission on the sale.

As a result I am tending to ignore private advertisements and go through agencies which I detect have a consistent pattern of offering properties of the sort I am looking for. I also expect them to have at their fingertips all the information I want, before making a decision, about the taxes foncière and habitation, building charges (which vary widely), recent and future decisions of the syndic in case of a co-pro, including voluntary syndics managing a small building etc.

Points I urge other potential buyers to bear in mind during their property searching.

From my experience I would certainly recommend Leboncoin.

We have had a multitude of enquiries and sold the farm to one of the enquirers from that site.

Negotiations were much more quickly concluded and the buyers saved themselves a useful amount of money.

The Immobilier brought a few groups of people but as they got out of their cars I knew that they were wasting their time - and mine.

Generally we find that agents do not work hard enough for their 10 to 15,000 euros commission (eg, not proactive, have poor descriptions, bad photos), so have dropped the price by this amount and advertised ourselves with far more enquiries. (Having said that, with one agent we suggested they drop their commission a bit when we dropped our asking price, which they did). So, like green-acres etc, leboncoin is a good idea.
